Redesign vehicular use area to current standards if trucks do not require the full parking area for maneuverability. 2. Depressed loading areas are subject to strict drainage regulations to prevent flooding, particularly relevant in heavy commercial or industrial zones. If the loading dock areas are depressed, oil and sand separators will be required. If a pump is required to drain a depressed area it must conform to Tucson Water standard specs, Section 1204 and DSSDR Section 4.18. Please direct all pump discharge into the nearest landscaped areas. 3. Show the truck route from the ROW with offsite options included for maneuverability. 4. Possible sign for no local access/trucks only at the desired entrance of loading dock area. This review is for Pre-Application purposes. The proposed development must comply with the City of Tucson Unified Development Code (UDC) Administrative Manual Chapter 2-06 – Development Package. Building permits can be submitted and reviewed concurrently with the development package but the building plans cannot be approved until the development package is approved and the building plans are reviewed for consistency. 2. The zoning for this parcel is C-3. The proposed use is “Retail Land Use Group – General Merchandise Sales”, a permitted use in this zone. 3. As the proposal shows the elimination of motor vehicle parking spaces, the development package will be required to submit an updated parking calculations table for the full Tucson Mall site demonstrating that, with the reduction of parking spaces, it still provides the minimum required parking. 4. Although the site itself is legal nonconforming, any changes and improvements to the site, including to the motor vehicle use area, must abide by current code. Motor vehicle area design is subject to compliance with UDC Article 7.4.6. 5. Clearly indicate that a long-haul trailer is able to safely maneuver from a public street to the proposed loading area without impeding traffic off or on-site or otherwise negatively impacting other improvements on site, including landscaping. 6. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package/Tentative Plat review process, the Site Zoning Review Section will conduct a full review to assure compliance with applicable UDC development criteria and technical standards. 7.
