Development must comply with Administrative Manual Section 2-06.0.0 Development Package. Building permits may be submitted concurrently with the development package; however, the development package shall be approved by all reviewers prior to zoning approval of the associated building permits. 2. Several shade structures appear in recent aerial photography. Ensure these structures are depicted on the required development package. 3. The project is located within the Fourth Avenue Area of Downtown Links Subdistrict of the Infill Incentive District (IID). Food Service is a permitted use in the Downtown Links Subdistrict. 4. Dimensional standards relating to lot coverage, perimeter yards, and building height appear to be met with the project scope of work. 5. Zero additional motor vehicle parking spaces are required for the proposal if plans are submitted in accordance with the IID plan submittal requirements. 6. Per UDC Table 7.4.8-1, three short- and two long-term bicycle parking spaces will be required for the site. 7. Ensure compliance with Technical Standards Manual Section 7-01.4.3. All sidewalks must be a minimum of four feet wide and installed to avoid any obstruction which decreases the minimum width to less than four feet. 8. Ensure access standards found in Section 7.8 of the UDC and Sections 7-01.0.0 and 10-01.0.0 of the Technical Standards Manual are met. 9. The comments provided are preliminary and are not to be assumed as a complete review of the proposal.
