Upon effectuation of a rezoning, any proposed development must comply with the City of Tucson Unified Development Code (UDC) Administrative Manual Chapter 2-06 – Development Package (DP). A tentative plat and final subdivision plat will be required. 2. Provide a summary of anticipated uses on the site. It appears that the project intends to use the “Shopping Center” calculation, which would still require any entertainment, food service, or alcoholic beverage service uses to be parked independently per UDC 7.4.4.A. 3. Dimensional standards for C-2 are below: a. The maximum residential density is 44 dwelling units per acre b. The maximum lot coverage is 70% for residential and N/A for nonresidential c. The maximum height is 40’ d. The perimeter yards are as follows: i. To the north, adjacent to E Bellevue St, a local street: 20’ ii. To the east, adjacent to C-1 and C-2 zoning: 0’ iii. To the south, adjacent to E Speedway Bl, an MS&R: 10’ from future right-of-way iv. To the west: 1. Adjacent to C-2 zoning: 0’ 2. Adjacent to N Rook Av, a local street: 20’ 3. Adjacent to R-1 zoning: 1.5 times the height of the building 4. The provided site plan indicates an intent to pursue parking reductions per UDC 7.4.5. Per the calculated amount of parking spaces required, it appears that an Individual Parking Plan (IPP) would be necessary. Approval required parking reductions will be necessary in order to approve the preliminary development plan (PDP). 5. Per UDC Technical Standards Manual (TSM) 7-01.3.3, pedestrian circulation is required to connect all public areas of a development as well as to that only an adjacent streets. No pedestrian circulation path is shown out to N Rook Av. 6. Please clarify the disposition of the existing Casa Molina matador monument sign/statue. 7. Were the applicant to reconsider moving forward with a rezoning, the Community Corridors Tool (CCT) per UDC 5.11 could potentially be utilized as an alternative development option with necessary changes to the site design to ensure compliance. Such changes would potentially include siting of the buildings and associated improvements, including parking, as well as the inclusion of public pedestrian-oriented spaces along the E Speedway Bl frontage. 8.
