4. Path 2: Revise approved DP (TD-DEV-0323-00162) to be a tentative plat, and the submit application for Final Plat.
5. Path 3: Close out DP (TD-DEV-0323-00162) by completing inspections and completing linked building permit (TC-COM-0823-01930). Then proceed with process to complete Block Plat or Final Plat.
6. Microfiche verified 50’ setback is from ADOT. Will need to get official documentation from ADOT that they will allow it to be abandoned. COMMENTS:
1. Any proposed development must comply with the City of Tucson Unified Development Code (UDC) Administrative Manual Chapter 2-06 – Development Package (DP). Building permits can be submitted and reviewed concurrently with the development package but the building plans cannot be approved until the development package is approved and the building plans are reviewed for consistency.
2. The site is zoned I-1. Commercial Storage is permitted subject to UDC use specific standards 4.9.10.A and 4.9.13.Q.
3. Dimensional Standards per UDC Table 6.3-5.A:
a. No maximum lot coverage
b. Maximum building height: 75’
c. South and west setbacks: 0’ (adjacent to private streets)
d. North setback to I-10: 10’
4. To abandon the 50’ building setback:
a. Zoning recommends that you apply for a Property Records Request through Tucson Development Center Online. There is record of ADOT requesting the 50’ building setback on December 29, 1986. To abandon this setback, ADOT needs to approve it and provide written documentation of this approval.
b. If ADOT gives permission to abandon the setback, a re-plat of Lot 2 is required. This can be done through a Block Plat.
c. Associated development Package, TD-DEV-0323-00162, is currently in inspections. The DP either needs to be completed/closed out or revised (if new buildings are being proposed, include this on the revised DP).
d. Submit a separate permit application for a Block Plat.
5. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
