SITE LANDSCAPE/NPPO COMMENTS:

1. Provide protective fencing at the drip line of the existing trees to the west of the new 571 SF addition. This will protect the tree roots from being compacted which could damage or kill the tree.

2. No other comments or concerns with these additions to the site.

COMMENTS:
1. The proposed development must comply with this checklist for Minor Changes to Existing Commercial/Industrial Sites - https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/minor_changes_to_commercial_industrial_sites_.pdf

2. The site is zoned I-1 and the proposed use is civic – protective services (government owned and operated) which is permitted (UDC Table 4.8-5).

3. The minimum setback requirement to Dragoon Avenue is 20’ from the property line (UDC 6.4.5.C). The minimum setback requirement for nonresidential use adjacent to nonresidential zones is 0’ (UDC Table 6.3-5.A).

4. Per UDC 7.4.2.E, if an expansion is less than 25% or a series of expansions cumulatively results in less than 25% expansion in floor area, the requirements of Section 7.4 apply only to the proposed expansions.

5. The minimum parking requirement is 1 space per 300 square feet of gross floor area (UDC Table 7.4.4-1).

6. The minimum bicycle parking requirement is 1 short-term space per 8,000 sq. ft. GFA, minimum requirement is 2 spaces; and 1 space per 12,000 sq. ft. GFA, minimum requirement is 2 spaces (UDC Table 7.4.8-1)

7. Provide a pedestrian circulation path that connects all areas of development and to any adjacent street frontage. The path must be ADA accessible and a minimum of 4’ wide (TSM 7-01).
