The proposed development must comply with the City of Tucson Unified Development Code (UDC) Administrative Manual Chapter 2-06 – Development Package. Building permits can be submitted and reviewed concurrently with the development package but the building plans cannot be approved until the development package is approved and the building plans are reviewed for consistency. 2. This land division would have to be submitted as a “tentative/final plat” application 3. This parcel is zoned R-1. The minimum lot size is 7,000 sf, which would allow one single-family residence on the lot, or 10,000 sf, which would allow two on the lot. 4. The building setback requirements from any new parcel lines would be 6’ or 2/3 the height of the adjacent structure’s walls, whichever is greater. Were new parcel lines to be proposed within this setback area, a Design Development Option (DDO) or Board of Adjustment variance may be necessary to request the reduced setbacks prior to approval of the land division. Per UDC Section 7.8.4.C, “if access is provided by an easement and the easement serves more than two single-family homes the City may require the easement to be developed as a street or as a parking area access lane (PAAL). The City has received numerous inquiries regarding potential further land division for other properties that utilize this easement. Given the probable increased density, as well as need for public services, development of this easement to street standard from S Cottonwood Ln to the parcel may be required. PDSD is undergoing discussion with other City Departments to make a determination as to whether this easement will require improvement to street standard per UDC 7.8.4.C. 6. No permit was found for the structure labeled as “garage” on proposed Parcel 2. An expired permit for which inspections were not completed – permit T07CM00241 from 2007 (https://pro.tucsonaz.gov/permitdetails/T07CM00241/) – includes plans that show a “ramada” in that location. A permit utilizing as-built plans would be required to be submitted and approved before this land division could be approved. 7. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, the Zoning Review Section will conduct a full review to assure compliance with applicable UDC development criteria and technical standards. 8. The ingress/egress easement is written so as to exclude the subject parcel. This verbiage essentially terminates the easement at the parcel, preventing it from continuing westward. Each lot will need to have its own water meter. No sharing of water meters will be allowed. 2. After the proposed property split the north lot can be served by the 6 inch PVC potable water main to the north. This existing potable water main lies in the center of a 30 foot wide water and ingress/egress easement where a water meter can be installed 15 feet away from said potable water main. 3. The south lot is already being served by a water meter. 4.
