This plan has been reviewed for compliance with applicable development criteria in the City of Tucson’s Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting, as well as PAD-14 (Los Reales Landfill Planned Area Development).
The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Landscape/NPPO to assure compliance with the applicable UDC development criteria and Technical Standards.

COMMENTS:
1. Landscape/NPPO has no real concerns about the proposed project.
2. PAD-14 Comments
a. While not specified in the PAD-14 document, the Commercial Rainwater Harvesting Ordinance should apply to this project based solely on the overall purpose and intent of the project, specifically for the two vehicular use areas included in the submittal.
b. The use of flush curbs is strongly encouraged in the vehicular use areas located in the submittal set.
c. A Commercial Rainwater Harvesting plan is required per UDC Technical Standards Manual – Section 4-01.3.0. and Section 5-01.0.0 Landscaping and Screening. Adherence to the Low Impact Development Standards outlined in Section 5 of the PCRFCD Design Standards for Stormwater Detention and Retention is required and shall work in conjunction with the Commercial Rainwater Harvesting design. Using Low Impact Development design and water harvesting provides critical basin detention and first flush retention for all new development and impervious area.
d. The Commercial Rainwater Harvesting Plan must utilize the Site Water Budget (located here: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Water-Energy-Conservation). See TSM 4-01.0.0 Exhibit A. The Site Water Budget is how the Water Dept tracks the irrigation water use on-site, not first flush retention volume charts.

4. Side/Rear Setbacks:

TW New Area Development REVIEW COMPLETED TP-PRE-0124-00020 - Pre-Application Conference Review v1 – PARCELS 14037071F/14037071D - Proposed Linear Trail improvements at Los Reales Landfill.

Tucson Water has no objections to the proposed development and offers the following comments for your convenience:

1. The 12” water line in Garden Stone Drive (PN 2-063-2022) has not yet been accepted for use by Tucson Water, but is expected to be accepted soon.

2. No as-builts drawing are currently available for this 12” water line. Please contact Tucson Water’s Mapping & GIS Center in several weeks by sending an email to TWMapInfo@tucsonaz.gov to ask if the as-builts are now available.

3. When you are ready to discuss constructing the proposed stub-outs on this water line, please contact Mr. Michael Mourreale at micheal.mourreale@tucsonaz.gov or me to discuss what reviews will be necessary for those stub-outs.
