The project is within a 100-year regulatory floodplain area or erosion hazard setback and is not eligible for a minor subdivision (UDC 8.4.3.B.6). A tentative plat and a final plat are required for this proposal. 2. Development must comply with Administrative Manual Sections 2-06 and 2-07. Building permits may be applied for concurrently with the tentative and final plats; however, the tentative and final plats must be approved prior to zoning approval of any associated building permits. 3. A single-family residence is a permitted use in the R-2 zone, subject to use-specific standards 4.9.7.B.6, .9, and .10. 4. Per UDC Table 6.3-2.A, when a residential use is adjacent to a residential zone, the required perimeter yard is six feet or 2/3 the height of the exterior building wall, whichever is greater. Front street and side street perimeter yards appear to be met. 5. The maximum permitted lot coverage in the R-2 zone is 70% (UDC Table 6.3-2.A). 6. A portion of the site is within the Airport Hazard District for the TIA Environs. The proposed maximum building heights do not exceed the height limitations by the Airport Hazard Districts. 7. TW New Area Development | REVIEW COMPLETED | TP-PRE-0124-00007 - Pre-Application Conference Review v1 – 302 E CORONA RD Tucson Water has no objections to the proposed development and offers the following comments for your convenience: 1. There is an existing 8” cement asbestos public water main in Corona Road constructed in 1965 under Plan No. PN 037-1965, and existing 6” public water mains of various materials in Geronimo Avenue that the single-family residential lots in this project may connect to. See Tucson Water’s SE131513 valve map for additional details. 2. Tucson Water no longer allows split connections to it’s water mains. Each of the proposed lots will need to have its own water service line from the water main to the water meter.’ 3. Copies of the valve map(s) and ‘as-built’ plans referenced in these comments may be obtained from Tucson Water’s Mapping & GIS Center by sending an e-mail request for them to TWMapInfo@tucsonaz.gov.
