Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. A separate building permit and demolition permit will be needed. The Development Package will need to be approved before a building permit can be issued. 3. On development package submittal please clarify the current use, and proposed use of the property (i.e. Personal Storage, Single Family Residential with Personal Storage as an accessory use?). a. Refer to Table 4.8.6 of the Unified Development Code to determine permitted uses within the C-1 zone and identify which use you are proposing. 4. See UDC Section 4.9.10.C & 4.9.13.O for Use Specific Standards for the Personal Storage Use in the C-1 zone. 5. Commercial vehicular and bicycle parking requirements will be required for a commercial use. See UDC Section 7.4.4 and 7.4.8 for requirements. a. Access standards for commercial developments can be found in section 7.8 of the UDC and sections 7-01.0.0 and 10-01.0.0 of the Technical Standards Manual. b. Ensure ADA parking requirements are met per International Building Code standards. 6. In the C-1 zone non-residential uses to non-residential zones have setbacks the greater of 0’, or 1 ½ H of the proposed exterior wall. Non-residential uses to residential uses have setbacks the greater of 1 ½ H of the proposed exterior wall. Residential uses to non-residential uses have setbacks the greater of 10’ or ¾ H of the proposed exterior wall. 7. Per UDC Section 6.3-4.B, Personal Storage has a height limit of 16’ in the C-1 Zone. 12. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
