This modification has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.
COMMENTS:
1. In response to the modification request to the original rezoning condition – it is the position of site landscape that the masonry wall stay as is along the east border of the project. Landscape NPPO will consider the vertical rail fencing and gates along both S Campbell Av and E Drexel Rd, as well as the southern border to maximize the viewshed along the Rodeo Wash. See C9-09-04, Authorized Conditions land use capability #17 – due to the proximity of the neighboring school and its playground.
2. Rezoning conditions relating to the masonry wall should remain in place for the eastern border, unless the applicant can provide a compelling reason that is not related to cost.

Site Zoning REVIEW COMPLETED Zoning acknowledges the changes, and has no issue moving forward. Please be aware of the following regarding condition 24:

UDC 6.6.2.I:

The maximum height of a wall or fence within a perimeter yard shall be six feet; however, the wall or fence may be higher than six feet, but no higher than ten feet, if: (See Figure 6.6.1-A, Height of Wall or Fence within a Side or Rear Perimeter Yard .)
1. At least 75% of the area above six feet in height is left unobstructed and open through the use of architectural elements, such as arches, columns, or wrought iron;
2. Part of, or located on top of, a retaining wall no higher than ten feet measured from design grade and no higher than six feet measured from the top of the retaining portion of the wall;
3. A greater height is required through the rezoning process or the special exception land use process; or,
4. A greater height is required by a specific UDC standard.

The wall may be 8 feet, but the wall will have to meet one of the following standards:

1. The wall may be 8' in height if it meets the required perimeter yard setback as established in the zone.
2. The wall may be 8' in height if it adheres to #1 above.
