| Entitlements | REQUIRES RESUBMIT | This proposed modification REQUIRES RESUBMITTAL based on the following: Per 3.5.4 of the Unified Development Code, this modification qualifies as a major change due to the change in "Design Condition" and the reconfiguration of the site, developed areas and traffic generation (3.5.4.b). The proposed preliminary development plan includes development of a diesel fueling operation within "natural areas" or "undisturbed disturbed" as illustrated on the previous preliminary site plan. These areas may have served as mitigation or buffering techniques to separate the commercial use from the residential zoning to the south. Procedurally, a major change follows the Zoning Examiner Public Hearing with a neighborhood meeting held not more than 60 days to the formal submittal to the City. Please coordinate with PDSD Staff for the mailing labels fee. Reviewer: Samuel Paz, samuelpaz@tucsonaz.gov |

| Site Engineering | REVIEW COMPLETED | 1. See Entitlements comment. 2. Site Engineering will continue to review the proposed change in retention/detention infrastructure as part of TD-DEV-0324-00089 (see comments from 4/25/24). There are no known flood or erosion hazards at the site location that would interfere with the modification to zoning approval from a Site Engineering perspective.
