Thrall (Heather.Thrall@tucsonaz.gov) Codes: Unified Development Code, Section 7A, Sign Standards 1. UDC: a) Please be reminded that the Sign Standards shall be applied to this development for both allowed sign area and sign types permitted. b) If you have an Architectural Review Board that would include sign review, (i.e. use of freestanding or freeway signs, for example) a letter from them will be required with submittal of the sign package to confirm allowance. c) Houghton Road is a scenic route. As staff discussed prior with WLB staff, all land within 400’ of the future right of way of Houghton Road is within the Scenic Corridor Zone Sign District, UDC 7A.11.3, including the entirety of any parcel that is within that 400’ foot vicinity. d) Plan accordingly to clearly separate the properties in this overall PAD development into two different sign districts with use of property line boundaries and right of way boundaries. e) To clarify, this PAD development is adjacent to the freeway. While the PAD District and underlying Industrial zoning the PAD is to be written off of allows freeway signs and freestanding pole signs for a premise, the Scenic District does not. f) Know that the Scenic Corridor Zone Sign District provides for a building signage ratio at only 1.25 square feet of sign area per tenant elevation, with a secondary cap of 250 square feet of attached building sign area per tenant. g) The underlying Industrial Zoning of the PAD permits a ratio of 4 square feet of sign area per each linear foot of development frontage for a premise. h) To reiterate, Freeway signs must be outside the Scenic Corridor Sign District, can be only within the Industrial Zoned PAD area, and located within 250’ of the freeway right of way line.
