| Traffic Engineering Review - Standard | REVIEW COMPLETED | Per the latest ITE Trip Generation Manual, a 133 unit single family home development is anticipated to generate about 125 new peak hour trips in the PM time period. As such, as the project moves forward closer to the Development Package stage, a Traffic Impact Analysis should be included to investigate the effects of the new development on the surrounding roadway network, including looking at the performance of the Wilmot Rd/Carondelet Dr intersection to ensure it can accommodate for the added traffic. A clarifying question: is the intent that the neighborhood streets be private or public? Other City reviewers are very likely to indicate a desire for a 5 foot minimum sidewalk width if these are to be public streets. Additionally, the letter and proposed PAD Amendment language calls for 25 feet of pavement width. A 25 feet wide pavement section means that no on-street parking will be permitted due to TFD needs. The letter seems to imply understanding of this, with the discussion of guest parking clusters. The neighborhood streets should be signed as such with the parking restrictions. If parking were to be desired on one side of the street, 28 feet minimum of pavement would be necessary. Thank you! |
