1. TSM 7-01.2.0, TSM 7-01.3.1 All new uses of land or structures require sidewalks (regulated by TSM 10-01.0.0).
2. TSM 10-01.4.1.A.1.a - A 5’ sidewalk is required along the frontage of Edith Blvd. A Technical Standards Modification Request (TSMR) may be required if there are less than 7 ft between the back of curb and the existing wall as TSM 10-01.3.3.D.1 requires a 2’ minimum buffer between back of wedge curb and adjacent sidewalk.
3. TSM 10-01.4.1 - Sidewalk along Ft. Lowell Rd must be shown to have a cross slope of 2% or less where it is crossed by driveways or be reconstructed.
4. TSM 10-01.4.1.A.1.a - If the sidewalk along Ft. Lowell Rd is being reconstructed, it should built to 6’ wide.
5. SDG 3-14 Where sidewalks cross driveways, the sidewalk should be dominant, maintaining the level, slope, and material of the sidewalk. Email me for examples.
6. TSM 10-01.3.3.A, 10-01.3.3.C.9 - A pedestrian easement will be required if the sidewalk crosses onto private property. At time of development, contact Bob Beecher with Department of Transportation and Mobility Real Estate at bob.beecher@tucsonaz.gov for an easement template and instructions.

Status: PDSD staff have no specific signage recommendations for this location for the SNU request. The following comments are to provide code information only.

1. No billboards are present at this location.

2. No nonconforming signs are present at this location.

3. Sign area allowances and sign types are the same within the O-2, O-3 office zones and also within the C-1, C-2 and C-3 commercial zones. The applicable Sign District is the General Business District for this location.

4. The sign area allowance calculation for attached signs is 3 square feet of sign area for each linear foot of street development frontage, providing that signage does not cover more than 30% of any building elevation. Sign types may range from wall signs, awning or canopy signs and require a licensed sign contractor for submittal.

5. Signage shall shut off at midnight via a timing device, and shall not exceed 4400k light brightness (or the applicable Outdoor Lighting Code color temperature in place at time of permitting).

6. Detached signs of any type (pole, monument or low-profile) are permitted at this location on the Fort Lowell frontage, providing they do not interfere with access nor parking in the manner presented at the site. Please reference UDC 7A.10.2.C. for sign criteria for freestanding signs. A licensed sign contractor is required for permitting process for a freestanding sign.
