4. The owner(s) shall connect all development within the rezoning area to Pima County’s public sewer system at
the location and in the manner specified by the PCRWRD in its capacity response letter and as specified by
PCRWRD at the time of review of the tentative plat, development plan, preliminary sewer layout, sewer
construction plan, or request for building permit.
5. The owner(s) shall fund, design and construct all off-site and on-site sewers necessary to serve the rezoning area,
in the manner specified at the time of review of the tentative plat, development plan, preliminary sewer layout,
sewer construction plan or request for building permit.
6. The owner(s) shall complete the construction of all necessary public and/or private sewerage facilities as required
by all applicable agreements with Pima County, and all applicable regulations, including the Clean Water Act and
those promulgated by ADEQ, before treatment and conveyance capacity in the downstream public sewerage
system is permanently committed for any new development within the rezoning area.

1. Upon effectuation of a rezoning, any proposed development must comply with the City of Tucson Unified Development Code (UDC) Administrative Manual Chapter 2-06 – Development Package (DP). A tentative plat and final subdivision plat will be required.

2. The rezoning proposes rezoning this parcel from R-3 to C-1 for a generic commercial use. No specific land use group or land use type is indicated. Although the rezoning proposal indicates potential administrative and professional office or general merchandise sales use, this parcel would be eligible to be utilized for greater intensity uses like food service, alcoholic beverage service, or entertainment, each which would require more intense parking calculations than those for professional office or retail use.

3. The parcel is part of the Major Streets & Routes Overlay, subject to UDC 5.4.

4. This portion of E Fort Lowell Rd, an arterial, is planned for a future width of 100’. It is currently at 95’. Future right-of-way acquisition may reduce the size of this parcel. Any development on this parcel will be required to be shown from the future right-of-way line.

5. Perimeter yard setback to E Fort Lowell Rd is 10’ from the future right-of-way property line and 0’ to the east, south, and west property lines.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. Four trees are required for the 15 parking spaces provided. The two trees located in the street landscape border can be counted at 50%. The two street landscape border trees count as one vehicular use area tree. Add one more tree to the street landscape border to achieve the requirement or add a tree at the east property line.

See UDC 7.6.4.B Vehicular Use Area: The standards in this Section 7.6.4.B apply to all developments that provide more than four motor vehicle parking spaces, except as provided in Section 7.6.4.B.1.c, Exemptions.

1. Canopy Trees in Vehicular Use Areas
a. General Standards Within a vehicular use area, one canopy tree is required for each four motor vehicle parking spaces or fraction thereof. (1) The canopy trees must be evenly distributed throughout the vehicular use area. Every parking space must be located within 40 feet of the trunk of a canopy tree (as measured from the center of the tree trunk). (2) Fifty percent of the trees required for landscape borders located within ten feet of the paved portion(s) of a vehicular use area may be counted towards both the minimum parking lot canopy tree standard and the landscape border canopy tree standard.
