COMMENTS:
1. Development must comply with Administrative Manual Section 2-06.0.0 Development Package. A building permit will also be required for the proposed monopole. Please note that the development package and building permit may be submitted concurrently; however, the development package must be approved by all reviewers prior to zoning approval of the building permit.

2. A Wireless Communication, limited to communication towers and antennas, use is permitted in the I-1 zone through a Zoning Examiner Special Exception Procedure (UDC 3.4.3), subject to use-specific standards 4.9.13.Q, as well as 4.9.4.I.2, .3, and .6.a, or .6.b.

3. The use is also permitted in the I-1 zone through a PDSD Special Exception Procedure (UDC 3.4.2), subject to use-specific standards 4.9.13.Q, as well as 4.9.4.I.2, .3, and .7.b.

4. The use is also permitted in the I-1 zone through a Mayor and Council Special Exception Procedure (UDC 3.4.4), subject to use-specific standards 4.9.13.Q, and 4.9.4.I.2, .3, and .8.

5. Per UDC Table 6.3-5.B, the maximum height permitted for a Communications use in the I-1 zone is 300 feet.

6. Per the plat for this property, available at https://maps-and-records.tucsonaz.gov/subdivisions/search?book=42&pg=020, a 50’ building setback exists from the property line fronting I-10 which applies to the proposed antenna and its associated accessory structures.

7. Any new easements proposed for the development will need to be recorded prior to zoning approval of the development package.

8. Ensure access standards found in Section 7.8 of the UDC and Sections 7-01.0.0 and 10-01.0.0 of the Technical Standards Manual are met.

This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

The comments provided are preliminary and are not to be assumed as a complete review of the proposal.
