Should treatment and / or conveyance capacity not be available at that time, the owner(s) shall enter into a written agreement addressing the option of funding, designing and constructing the necessary improvements to Pima County’s public sewerage system at his or her sole expense or cooperatively with other affected parties. All such improvements shall be designed and constructed as directed by the PCRWRD. 3. The owner(s) shall time all new development within the project site to coincide with the availability of treatment and conveyance capacity in the downstream public sewerage system. 4. The owner(s) shall connect all development within the project site to Pima County’s public sewer system at the location and in the manner specified by the PCRWRD in its capacity response letter and as specified by PCRWRD at the time of review of the tentative plat, development plan, preliminary sewer layout, sewer construction plan, or request for building permit. 5. The owner(s) shall fund, design and construct all off-site and on-site sewers necessary to serve the project site, in the manner specified at the time of review of the tentative plat, development plan, preliminary sewer layout, sewer construction plan or request for building permit. 6. The owner(s) shall complete the construction of all necessary public and/or private sewerage facilities as required by all applicable agreements with Pima County, and all applicable regulations, including the Clean Water Act and those promulgated by ADEQ, before treatment and conveyance capacity in the downstream public sewerage system is permanently committed for any new development within the project site. - Mirela Hromatka |

Thrall (Heather.Thrall@tucsonaz.gov) Code: Unified Development Code, Specifically Section 7A Sign Standards: 1) Please note, there are no existing billboards at this location. 2) The location has two nonconforming pole signs, one on Rook Av and one on Speedway Boulevard. As such, an evaluation of the plans and the occupancy categories specifically to signs under UDC 7A.9.2.C., was examined, in accordance with criteria outlined in UDC 7A.9.1.C regarding same occupancy class remaining for continuation of the same occupancy class at a location to potentially keep nonconforming signs. The last permitted use and sign permit issued for the location was a plumbing contracting service / storage yard / retail. The closest occupancy class this establishment fit under was for a "service use". The proposed Animal Boarding facility (including grooming and retail) also fits under this occupancy class of a "service use", given the activities on site. As such, the nonconforming pole sign along Speedway may remain and have a change of copy permit issued for the sign. Please note that the pole sign along Speedway may only remain a static display, no digital sign modifications to be done, per 7A.9.1.C. Please note on the plan that the nonconforming sign on Rook Avenue is to be removed, given the location of it within the exterior animal run yard shown on the plans. 3) It is staff's recommendation to NOT have illuminated signage mounted on the north elevation of the building, due to adjacent residential properties and within the vicinity. 4) General sign allowances for the new business, in C-2 zoning are: A) Sign area ratios are 3 square feet of sign area allowed per each 1' linear foot of development frontage along Streets. B) Signs may not cover more than 30% of any building elevation on which they are placed. C) All illuminated signs must turn off at midnight via timer. D) Both the change of copy on the pole sign and new wall signs will require sign permits. E) A licensed sign contractor is required to obtain the wall sign permits and conduct all work and inspections requested.
