Having one driveway to the site on Benson Hwy and one driveway to the site on Park Ave will make for much safer site ingress and egress, and have less conflict with other traffic driving through the intersection. In regards to the TIA, we agree with trip generation cited. Trip distribution assumptions documented are reasonable. The LOS analysis conducted determined that intersection operations at Benson Hwy/Park Ave will not be degraded with the additional traffic generated by the development and LOS D or better will be maintained for all movements at this signalized intersection. As such, DTM Traffic Engineering does not object to the development project going in. No further comment.

Comments:
1. The entrance to the property off of Benson Hwy will need a P.A.G. standard 206 Driveway Apron. Show and label this on the plan.
2. The existing “Unused,” curb cut on Benson Hwy closest to the intersection will need to be closed with new curb and sidewalk.
3. New 6’ wide sidewalk along the entire property frontage of Benson Hwy.
4. Both existing curb access ramps on the SW corner of Benson Hwy and Park Ave must be checked for compliance with current standards. If not, they need to be modified or reconstructed.
5. The existing driveway entrance off of Park Ave at the southern-most end of the property is non-compliant and must be reconstructed per P.A.G. standard 206.
6. The existing “Unused” curb cut on Park Ave closest to the intersection will need to be closed with new curb and sidewalk.
7. The existing sidewalk along Park Ave will need to bee checked for compliance with current standards.
8. The Sight Visibility Triangles on the plan need to be corrected. SVTs are measured from the edge of the curb cut and along the gutter line of the roadway. Your “Near Side” triangle is the Drive/ Arterial which will be 345’ and your “Far Side” triangle is the “Pedestrian” triangle, which is 20’ X 30’.
9. 3’ minimum buffer between curb and sidewalk, unless ROW is limited.
10. Protect in place existing streetlights, traffic signal poles and power poles.
11. Protect in place or relocate accordingly, existing regulatory or warning signs.
12. At least one sidewalk is required to connect the onsite circulation path to sidewalk in the ROW.
13. Where adjoining sidewalk from the property ties to sidewalk along the ROW frontage, a 5’ X 5’ ADA landing is required. Landings shall be 5’ X 5’ and not to exceed a 2% cross slope in all directions.

Note that at this time, additional information is required for review of any detached sign structures to potentially remain at this site. A demonstration of compliance with UDC 7A.9. should be provided.

B) Sign area is to be planned at a ratio of 3 square feet per each 1 linear foot of street frontage, as measured along street lot lines. Wall signage may not cover more than 30% of any building wall.

C) Staff recommends a condition that all illuminated signage shall be restricted to operating hours of 7 a.m. to 10 p.m.
