External Reviewers - Pima County Development Services REVIEW COMPLETED Thank you for the opportunity to review and comment on City of Tucson TP-ENT-0326-00006 –
N. Park Av, for a special action to add a drive-thru and increase the marijuana use, located at the
southwest corner of E. Lee St. and N. Park Av.
The request represents a modification to an existing commercial use, specifically a marijuana
dispensary, by adding square footage to the use in the form of additional existing square footage
of the structure, and to add a drive-thru. The site is in an area of mixed residential uses – and the
proposed uses in this request appear to be compatible with the surrounding land uses.
Pima County Development Services Department, Planning Division supports the proposed
rezoning request.

THE COMMENTS PROVIDED ARE PRELIMINARY AND ARE NOT TO BE ASSUMED AS A COMPLETE REVIEW OF THE PROPOSAL. DURING THE DEVELOPMENT PACKAGE REVIEW PROCESS, A FULL REVIEW WILL BE MADE BY THE SITE LANDSCAPE/NPPO REVIEW SECTION TO ENSURE COMPLIANCE WITH THE APPLICABLE CITY OF TUCSON UNIFIED DEVELOPMENT CODE, TECHNICAL STANDARDS MANUAL AND ADMINISTRATIVE MANUAL REQUIREMENTS FOR SITE LANDSCAPE, NATIVE PLANTS AND RAINWATER HARVESTING.

SITE LANDSCAPE/NPPO COMMENTS:

1. Per the previously approved development package DP18-0043 and comments made during the pre-application meeting for TP-PRE-0925-00195:

“It appears that a tree or two have been removed from the required street landscape border along Park or destroyed by weather. A new tree (suggested in meeting, Blue Palo Verde) for shade and to meet UDC Landscape Border requirments is required. Show the new Blue Palo Verde in the northwest of the dispensary sign along Park near the ROW line on the updated PDP along with language that this new tree will bring the canopy tree requirement back into compliance with UDC landscape borders and screening.”

*The previous statement will be a condition placed on this Entitlements case.

Thank you.
