Alvernon Way, for a special exception to expand an existing dental office, located at the northeast corner of N. Alvernon Wy and E. Holmes St. The request represents a modification to an existing commercial use that is already existing by adding square footage to the existing structure. The site is an area of mixed commercial and residential uses – and the proposed uses in this request appear to be compatible with the surrounding land uses. This special exception land use permit is located 50 feet northeast of intersection of North Alvernon Way and East Holmes Street. The Tucson Airport Authority approves the subject special exception land use request and does not have any additional comments to provide. | Tucson Water New Area Development | REVIEW COMPLETED | Based on the information provided, Tucson Water has no objections to the proposed development. The property currently receives water service through a 1-inch size meter. The service is connected to a 3-inch cement asbestos water main (C Zone) located on the east of the parcel. Water pressure in this area is 75-82 PSI at an elevation of 2513 ft. Water pressure can vary by an additional 5 psi +/-. There is an existing fire hydrant located at the corner of N. Alvernon Way and E. Holmes Street. If any new domestic water, irrigation water, or fire water services are needed to serve this proposed development, please contact Tucson Water’s New Services Section by calling 520-791-5164 or by sending an email to TW_Common@tucsonaz.gov.
