Grading Permit and Floodplain Use Permit With Elevation Certificate Needed.
1. The proposed lateral addition has triggered substantial improvement. The project/site resides within the recognized City of Tucson Christmas Wash Floodplain and will require the submission and approval of a Development Package (DP) – “Grading Permit.”
2. An intermediate and final elevation certificate must be filled out by a registered land surveyor and submitted to the associated FPU permit. The intermediate is to be completed PRIOR to pouring the foundation. The final is completed after construction is completed.
i. It was found that the base flood elevation (BFE) for the proposed structure is 2440.0-FT NAVD 88. This will require a minimum finished floor elevation (FFE) of 2441.0-FT NAVD 88.
ii. For the resubmission of the FPU permit and the building permit, submit the construction plans with a general note that states, “structure to be built with FFE 2441.0-FT NAVD 88.” Additionally, include a grading plan.
3. The proposed construction in a flood prone area shall be accompanied by conceptual grading plans submitted as a Grading Permit (DP) for approval by the city. 4. Site Engineering will be unable to approve the FPU permit (TE-FPU-1225-00475) until a Grading Permit (DP) is applied for. (Note: approval of building permit (TC-RES-1125-05548) will be unable to be approved until associated FPU permit and Grading Permit (DP) have been approved.)
