Site Engineering comments are as follows:

Due to the proposed breezeway, the garage is considered a separate structure and requires a separate permit. There are a few options to continue with the proposed project:

1. Please submit separate building and floodplain permits for the proposed carport conversion and new garage. For this option, in order to meet FEMA flood hazard requirements, the new garage will either require a finished floor elevation (FFE) of 2485.68ft NAVD88, or the garage will require flood vents within 1 foot of grade level that provide at least 1 square inch of venting per 1 square foot.

OR

2. Please structurally connect the garage to the existing structure/addition. The proposed work of $175,000 is 45.6% of the value of the structure. With the current cost estimate, if the plan set shows that the garage is structurally connected to the existing structure/addition, this project would not be classified as a substantial improvement at this time.
