Site Engineering comments are as follows:

1. Floodplain Use (FPU) Permit TE-FPU-1026-00415 has been generated on the applicant’s behalf because the project exists within the XS100_1ft floodplain associated with the Alamo Wash Basin. This project is subject to Substantial Improvement (SI) calculations. Meaning that improvements made to the main structure over a ten-year period must not exceed 50% of the value of the structure to be improved, or the structure will have to be brought into compliance with current floodplain standards.
2. The contractor must provide a detailed cost estimate in accordance with Substantial Improvement (SI) requirements. The cost estimate must be submitted on official company/contractor letterhead and shall itemize all costs associated with the proposed scope of work, broken down into separate line items including, but not limited to:
• Labor (all trades)
• Materials and Equipment
• Overhead and Profit
• Warranties, Permits, and Fees
3. The cost estimate must reflect the full market value cost to complete the proposed work. Estimates that reflect only partial scopes, discounted rates, or owner-supplied labor must still account for the fair market value of all work performed. NOTE: Lease agreements, payment plans, financing agreements, or any other financial instrument will not be accepted as a substitute for a bona fide contractor cost estimate.
4. The required cost estimate must be submitted and approved prior to TC-RES-0926-05477 receiving final approval and issuance.
5. Please provide a finalized cost estimate document only to the FPU permit, TE-FPU-1026-00415.

*Please submit revised drawings along with a detailed response letter stating how each resubmittal comment has been addressed*
