| 10/06/2026 | Site Engineering | REQUIRES RESUBMIT | Site Engineering Review TE-FPU-1026-00409 222 E MOHAVE RD PDSD: Home Addition Adds to SI Related to: TC-RES-0926-05453 [THIS PROJECT IS A NEW ATTACHED 320 SF WORK ROOM ADDITION TO AN EXISTING RESIDENCE.] Date of Transmittal: 10/6/2026 Site Engineering comments are as follows: 1. Floodplain Use (FPU) Permit TE-FPU-1026-00409 has been generated on the applicant’s behalf because the project exists within the AE Flood Zone associated with the Navajo Wash. This project is subject to Substantial Improvement (SI) calculations. Meaning that improvements made to the main structure over any ten-year period must not exceed 50% of the value of the structure to be improved. 2. The solar which was added in 2023 had an SI calculation value of 24.47% according to the permit card for TE-FPU-0223-00099. This leaves 25.43%, or $28,420.65 according to calculations based on the County Assessor’s full cash value of the parcel. 3. The contractor must provide a detailed cost estimate in accordance with Substantial Improvement (SI) requirements. The cost estimate must be submitted on official company/contractor letterhead and shall itemize all costs associated with the proposed scope of work, broken down into separate line items including, but not limited to: • Labor (all trades) • Materials and Equipment • Overhead and Profit • Warranties, Permits, and Fees 4. The cost estimate must reflect the full market value cost to complete the proposed work. Estimates that reflect only partial scopes, discounted rates, or owner-supplied labor must still account for the fair market value of all work performed. NOTE: Lease agreements, payment plans, financing agreements, or any other financial instrument will not be accepted as a substitute for a bona fide contractor cost estimate. 5. The required cost estimate must be submitted and approved prior to TC-RES-0926-05453 receiving final approval and issuance. 6. Please provide a finalized cost estimate document only to the FPU permit, TE-FPU-1026-00409. 7. The existing ramada, keynote 5, shown on the site plan associated with TC-RES-0926-05453 appears to be an unpermitted structure. Keynote 3, existing porch, also appears to be unpermitted. Please identify how you would like to proceed with bringing these structures into compliance. 8. The existing porch and ramada require additional structural plans, and if either of them are not to be made a part of this permit, they will require additional permits of their own. 9. The porch also may add to the SI calculation value. *Please submit revised drawings along with a detailed response letter stating how each resubmittal comment has been addressed* To re-submit, visit the Tucson Development Center Online at: https://cityoftucsonaz-energovweb.tylerhost.net/apps/selfservice#/home Engineering Associate: Ryan Insalaco ryan.insalaco@tucsonaz.gov |
