Site Engineering Comments:
1. Drainage statement states the site is located in a FEMA Zone AO while it resides within an AE zone
2. Sheet 5 of drainage statement misstates the flow travels easterly while its understood this may mean westerly. Revise accordingly.
3. The base requirement for the flood spacing is 6 inches from natural grade and up, along the entirety bottom of the fence. The statement proposed 4inches with no justification or calculations.
4. Drainage statement is insufficient. A hydrology study was required for submission to review the potential adverse impacts of the proposed development. Due to the site residing within the Navajo Wash with significant flows being recorded in upwards of 1600+ cfs, an encroachment analysis is required.
5. Offsite and onsite hydrologic analysis is required, simply stating water sheet flows into the site is insufficient.
6. Clarify what method will be used for this project, will the structure be built to existing structure grade thus being considered an addition with cost estimate, or will it be elevated to the provided FFE with elevation certificate?
