11/07/2024 Site Engineering REQUIRES RESUBMIT Thank you for applying for the Floodplain Use Permit. Due to FEMA regulations, your proposed construction cost of $67,187.26 constitutes a substantial improvement, and therefore cannot proceed as planned. In a brief explanation, any improvements to existing structures over the life of the structure must cost less than 50% of the structure's current value, or else the structure must be brought to floodplain standards. According to the most recent assessment of your property by Pima County, the value of your structure is estimated to be around $75,125 (Limited Value) and thus your project would constitute a substantial improvement.

In order to be issued the floodplain use permit, you have a few options:
A. Provide a more accurate cost estimate, (which should be on contractor letterhead, with material and labor breakdown) of your project showing the cost will be less than 50% of the value of the structure, or lower the financial scope of your project to below said value
B. Obtain an appraisal for the structure, separate from the value of the lot, proving the value of the structure to be over the substantial improvement maximum
C. Bring the structure to Arizona Floodplain regulations, or show the existing structure already meets the regulations through a surveyor-certified elevation certificate. Please email me if you'd like an elevation certificate for your surveyor to complete.
