Site Engineering Comments:
1. The proposed septic system for the ADU/casita is not allowable per City Code Part II Sec. 26-5.2. (14). The project would have to be tied into the existing sewer which runs down E Millmar Rd.

2. The entire parcel has been calculated to be within the erosion hazard setback area of the Pantano Wash.

3. The calculated Base Flood Elevation is 2750.4 feet NAVD88. This makes the required Finished Floor Elevation (FFE) for this proposal 2751.4. Because this project lies within the erosion hazard area of the Pantano wash, there are only a few ways to complete construction which comply with floodplain standards. These may be cost prohibitive.
4. Floodplain Administration will be added to the next review cycle for this FPU and the associated RES permit, TC-RES-0124-00519.
