Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter review time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. Provide a response letter addressing each comment with location of change on the plans. Submit the separate response letter and plan set files.


1. A Floodplain Use (FPU) Permit was created on the applicant’s behalf because the project exists in within a City of Tucson Flood Hazard Zone associated with Spanish Trail Wash
2. The required cost estimate must be submitted and approved prior to TC-RES-0626-02912 receiving final approval and issuance.
3. The contractor must provide a detailed cost estimate in accordance with Substantial Improvement and Substantial Damage (SI/SD) requirements. The cost estimate must be submitted on official company/contractor letterhead and shall itemize all costs associated with the proposed scope of work, broken down into separate line items including, but not limited to:
• Labor (all trades)
• Materials and Equipment
• Overhead and Profit
• Warranties, Permits, and Fees
4. The cost estimate must reflect the full market value cost to complete the proposed work. Estimates that reflect only partial scopes, discounted rates, or owner-supplied labor must still account for the fair market value of all work performed. NOTE: Lease agreements, payment plans, financing agreements, or any other financial instrument will not be accepted as a substitute for a bona fide contractor cost estimate.
5. Please only provide a finalized cost estimate document to this FPU permit
