07/17/2023 | Site Engineering | REQUIRES RESUBMIT | Due to FEMA regulations, your proposed construction cost of $230,380 constitutes a substantial improvement, and therefore cannot proceed as planned. In a brief explanation, any improvements to existing structures within a 10-year timeframe must cost less than 50% of the structure's current value, or else the structure must be brought to floodplain standards. According to the most recent assessment of your property by Pima County, the value of your structure is estimated to be around $375,977 (RCNLD) and thus your project would constitute a substantial improvement. In order to be issued the floodplain use permit, you have a few options: A. Provide a more accurate cost estimate, (which should be on contractor letterhead, with material and labor breakdown) of your project showing the cost will be less than 50% of the value of the structure, or lower the financial scope of your project to below said value B. Obtain an appraisal for the structure, separate from the value of the lot, proving the value of the structure to be over the substantial improvement maximum C. Bring the structure to Arizona Floodplain regulations, or show the existing structure already meets the regulations through a surveyor-certified elevation certificate. Arizona Floodplain regulations require that the building be elevated above the base flood elevation (2755 feet above sea level) by a foot. Lianne Evans lianne.evans@tucsonaz.gov |
