The base flood elevation on the property is 2392.01 feet NAVD 88 and the elevation of the building is 2392.77 feet NAVDD 88. Arizona State regulations require a building's finished floor elevation to be one foot above the base flood elevation. The proposed substantial improvement (improvement to the building greater than 50% of its value) cannot be approved. If the finished floor of the building is raised 0.24 feet (3 inches) above the existing floor, or if the value of the improvements to the building is lowered to less than $4110 (50% of the value of the structure),the project can be approved.
