For this structure to be compliant with the floodplain code, the finished floor elevation of the garage will need to be a foot above the base flood elevation or the garage will need to be flood vented. See email sent to Griego Lu on 5/18/23 for more information on these options.
2. In addition to the elevation or flood venting, all utilities (electrical components, HVAC, water heaters, etc.) in the building must be raised above the regulatory flood elevation. This will need to be certified on an elevation certificate that is stamped by a surveyor.

Provide an updated plan with details on either elevating the building or flood venting and notes on elevating the utilities.
