Thank you for applying for the Floodplain Use Permit. Any improvements to existing structures within a 10-year timeframe (starting 2016) must cost less than 50% of the structure's current value, or else the structure must be brought to floodplain standards.

According to the most recent assessment of your property by Pima County, the value of your structure is estimated to be around $ 117232.7 (Limited Value). your project plus the cost of the work done in 2021 would constitute a substantial improvement.

To be issued the floodplain use permit, you have a few options:

A. Lower the financial scope of your project.
B. Obtain an appraisal for the structure, separate from the value of the lot, proving the value of the structure to be over the substantial improvement maximum.
C. Bring the structure to Arizona Floodplain regulations, or show the existing structure already meets the regulations through a surveyor-certified elevation certificate. Please email me if you'd like an elevation certificate for your surveyor to complete.
