Description: Replat for Halcyon Acres.

Site Engineering comments are as follows:

1. Delineate the Erosion Hazard Setback for the Hidden Hills Wash. Administrative Manual 2-07.5.4.E. The formulas for EHS calculations can be found in the City of Tucson Drainage Manual ch VII p 7.20.
2. Detention / retention basins shall be located in dedicated common areas or drainage easements. Delineate the western retention / detention basin shown on the associated development package, TD-DEV-0225-00061, “Show detention/retention areas in a surveyable and readily retraceable manner.” Administrative Manual 2-07.5.4.I
3. Revise the language of General Note 10 to concisely state which lot / site it’s referring to. Precisely what is the specific condition under which the temporary drainage easement shall be vacated / terminated?

Site Zoning Standard REQUIRES RESUBMIT 1. COMMENT: In consultation with the Site Engineering Section Supervisor, Stephen Blood, General Note 10 describing the condition upon which the temporary drainage easement will terminate is insufficient and ambiguous. Please provide further detail and explanation.

The provided language states "THE TEMPORARY DRAINAGE EASEMENT SHALL AUTOMATICALLY TERMINATE UPON FULL DEVELOPMENT OF THE SITE AND INSTALLATION OF PERMANENT DRAINAGE IMPROVEMENTS IN ACCORDANCE WITH APPROVED PLANS."

To what development does "full development of the site" refer? What "permanent drainage improvements" on which lot/site is referenced? Would the termination conditions be met upon completion of the development package TD-DEV-0225-00061?

2. COMMENT: See comments from Site Engineering, including the requirement to show the Erosion Hazard Setback for the Hidden Hills Wash.
