Include the complete permit number, TD-DIV-1225-00108, near the title block in the lower right corner. 2. General note 8 which states that the current zoning is R-2 is incorrect. The current zoning is listed as R-1. 3. Include the Santa Cruz River on the location map. AM 2-07.5.1 4. Under the DEDICATION language please include: “(I/We) hereby grant to the public and all utility companies all easements as shown hereon for the purposes of access for installation and maintenance of public sewers and utilities and other uses as designated by this plat.” AM 2-07.5.3.2.b 5. The 17-1/2’ callout for the half right-of-way does not reflect the actual ROW dimension of 34’. 6. The overall dimension shown on the eastern and western lot lines are listed as 309.5’ on the assessor’s parcel map. Reducing this distance by 10’ for the ROW take leaves 299.5’. 7. It must have the number of lots or units or blocks, or any combination of these. It must have the common areas listed, if there are any. It must have the section, township, and range, and if it is a resubdivision, it must mention the plat name and the map and plat. • The location map must be in the upper right-hand corner and must have the section, township, and range. The project area should be outlined or have an arrow pointing to it. • General notes must include the gross area of the subdivision, the number of lots, the number of miles of new road (public or private), even if the number is 0, and the basis of bearing. • There must be a section tie, with a bearing and dimension from the section corner or quarter corner to the point of tie on the subdivision. • The perimeter line must be solid and the heaviest line weight on the plat. The lot lines and common area lines must be solid and the next heaviest. Lines for erosion setbacks, floodplain lines, etc., should be the lightest line weight and be dashed or dot-dashed. • There must be approximate dimensions for the perimeter and all lot lines and all common areas. • All lots must be numbered and have square footage. If the area is too small, a table to the side can be used for the square footage. • All hatching, stippling, striping, etc., must be removed in the final plat, unless another agency requires it. If so, all lettering must have the hatching, etc., cut away so it is legible. • All streets must be named (sometimes they aren’t in the tentative) in the final plat, and have dimensions, bearings, and curve data. • All adjacent subdivisions should be named, with map and plat in the appropriate areas around the subdivision. • Name listed on the dedication line matches with owner according to Assessor records. a. For reference, our records show that property ownership of parcels 118-11-043A, 118-11-043B, 118-11-044A, 118-11-044B is held under “ALTA FUNDING & INVESTMENTS LLC” which does match with the name listed on the dedication section. Upon recordation, these names must match or we may be unable to process the plat. | External Reviewers - Tucson Airport Authority Standard | REVIEW COMPLETED | December 30, 2025 Planning and Development Services City of Tucson 201 North Stone Avenue Tucson, AZ. 85701 RE: TD-DEV-1225-00108, 1st Submittal, 34TH ST ADDITION, Lots 1-4 / 936 W. 34th St, Tucson, AZ. 85713, Received December 17, 2025 To whom this may concern, Thank you for the opportunity to comment on TD-DEV-1225-00108, 1st Submittal, a development plan for a four lot subdivision at 936 W. 34th St. This development is located in the S.W. quarter of the S.E. quarter of Section 23, Township 14S, Range 13E, of the Gila and Salt River Meridian. The development site occupies parcel number 118-11-043B, covers approximately 0.918 ± acres, and is zoned as Residence 2 Zone (R-2). The nearest major roadway intersection is South Santa Cruz Lane and West 34th Street, approximately 275 feet to the southwest of the subject development. This site does lie within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace. The Tucson Airport Authority approves the 1st submittal of this project and is not requiring a resubmittal of this project. Although this project does not propose a change in plan designation or zoning the Tucson Airport Authority highly recommends the applicant add the following notes into the general notes of the revised development plan. This project is located approximately 4.5 miles northwest of Tucson International Airport and is within FAA traffic pattern airspace, an area which would be subject to aircraft overflight and noise due to being in close proximity to Tucson International Airport. The proposed notes would provide a means of assuring that future owners and tenants of the property are aware they are in proximity an airport and further assures the continued right of the City of Tucson, Tucson Airport Authority, and all persons lawfully utilizing the Tucson International Airport the right to utilize the airspace above or near the property. This would be accomplished through the property owner recording the Avigation Easement and providing the Airport Disclosure Statement to the new residents of all residential uses. The Tucson Airport Authority believes the proposed note helps to support the City of Tucson Airport Environs Overlay Zone and supports Plan Tucson – Regional and Global Positioning policy 4 (RG-4). 1. "That prior to the City's approval of the proposed development, the property owner must record the Avigation Easement that discloses the existence and operational characteristics of the Tucson International Airport to future owners or tenants of the property and further conveys the right to the public to lawfully use the airspace above the property. The Avigation Easement shall be recorded in a manner with the Pima County recorder which shall document it as having title liability. The content of such documents shall be according to the form and instructions provided.” The current property owner or person authorized to sign on behalf of the current property owner must complete, sign, and record the Avigation Easement. Please record the Avigation Easement with the Pima County Recorder’s Office. Then send a complete copy of the recorded easement document to Tucson Airport Authority by either email (send to srobidoux@flytucson.com) or to the mailing address provided below.
