Hereafter referred to as “plat” or “plats.” A final plat serves as a survey document suitable for recordation of all or part of an approved tentative plat, if applicable. The final plat must conform to the approved tentative plat or site plan in lot configuration, design, and required conditions of development. The final plat, once approved, is recorded in the Pima County Recorder’s Office. The final plat is kept on file and becomes part of the permanent record for the subject site. (Am. Admin. Directive, 5/14/2013) 2-07.5.1.E.1 Subdivision name; number of blocks, lots, and/or units; and common area; 1. COMMENT: Per regulation, the submitted application is a type of “Minor Subdivision” and not a “Lot Split”. Please remove “Lot Split” verbiage. Please provide a subdivision name, for example “The Fairmount”, “Fairmount Acres”, or otherwise. 2-07.5.1.E.2 Legal description by section, township, and range; and, 2. COMMENT: The legal description is incorrect. Per the Pima County GIS Information page, the legal description is “MOUNTAIN VIEW ACRE FARMS N137.5' LOT 6 BLK 8”. The current description indicates this to be the entire lot. 2-07.5.1.E.3 If the final plat is a resubdivision of a previously recorded plat, indicate the title and the book and page/sequence number reference of the existing subdivision. 3. COMMENT: This proposal classifies as a resubdivision. As such, given the two previous comments, the full title should be akin to “Final Plat for Fairmount ____, a resubdivision of the N137.5’ of Lot 6, Block 8 of Mountain View Acre Farms as recorded in Book 4, Page 22 at Pima County”. 2-07.5.1.H The S(Year)-___ subdivision case number assigned to the approved tentative plat must be placed in the lower right corner of the plat next to the title block. If the property is subject to a rezoning case, the C9-__-__ rezoning case number is to be noted also. 4. COMMENT: Provide the case number for this permit, TD-DEV-1225-00107, in the lower right corner next to the title block. 2-07.5.2.C Provide the following notes: “Total miles of new public streets are ____. “Total miles of new private streets are ____.” 5. COMMENT: Rather than “the same”, indicate “0” or “zero”. 2-07.5.3.D Approval and Recording Data Blocks The APPROVAL paragraph, where the City Clerk certifies that the plat has been approved by Mayor and Council, and the RECORDING DATA paragraph, which provides space for the recording information, must be placed on the first sheet of the plat adjacent to each other. The paragraphs are as follows. 6. COMMENT: The City Clerk is Marisa Stoller and the County Recorder is Gabriella Cazares-Kelly. 2-07.5.4.D. Provide location, dimensions, areas in square footage, and purposes of lots proposed for dedication (such as open spaces, recreation areas, and natural areas) or for reservation for a public use (such as public parks, water facilities, and school sites); 2-07.5.4.E. Show required setbacks, such as erosion hazard, drainage, etc.; 2-07.5.4.F. Show the limits of the 100-year flood prone area in a surveyable and readily retraceable manner with frequent ties to intersecting lot lines for all flows of 100 cfs or more; 7. COMMENT: Provide a setback dimension from the front of both the home and the carport to the property line along N McKinley Av. Provide a setback dimensions from the shed in the yard to the eastern property line. As the proposed land division would reorient the front perimeter yard, and the existing setbacks would automatically become nonconforming, a Design Development Option (DDO) will be required to request the reduced setbacks, including for the shed.
