External Reviewers - Pima County Wastewater (RWRD) REQUIRES RESUBMIT The applicant is responsible for obtaining review and approval by Pima County, for projects involving RWRD sewers, on-site wastewater treatment facilities and public water systems https://www.pima.gov/1766/Wastewater-Reclamation. Tucson Electric Power Company (TEP) has conducted a thorough review of the submitted plan TD-DIV-1224-00096 and regrets to inform you that it cannot be approved at this time due to the following considerations:



TEP will not relocate any facilities to comply with the water company's requirement for a 3-foot separation on Lot 27. It is essential that we implement measures to ensure this distance is met.


TEP mandates that easements must be situated on private property unless specifically stated otherwise. In the context of this project, variances have been granted for Lots 9 and 47, permitting the placement of pedestals within common areas.


The final plat notes the provision of 6-foot by 10-foot easements for pedestals, granted by a variance, and 10-foot by 10-foot easements for transformers. However, the current verbiage indicates that sections measuring 2 feet by 10 feet fall within a common area, which is not acceptable to TEP. All easements must be located on private property unless explicitly approved by TEP. The preliminary drawing was duly signed and approved by the customer, confirming the required easement locations.


The easements depicted on the plat do not correspond to the equipment placement indicated in the preliminary drawing. The equipment is positioned at an offset to a single lot and abuts the adjacent property, rather than being split between two lots. Please refer to the preliminary drawing and make the necessary adjustments. Pedestals should be placed on Lots 4, 5, and 8, as well as in the common area east of Lot 9, and on Lots 13, 14, 19, 27, 30, 31, 39, 42, 43, the common area west of Lot 47, and Lots 49 and 50.


These easements are mandatory for TEP facilities and must be properly recorded on the plans; otherwise, they will need to be procured through a separate instrument.

The final plat, once approved, is recorded in the Pima County Recorder’s Office. The final plat is kept on file and becomes part of the permanent record for the subject site.
