1. Supplemental Plan: The proposed 4” private sewer shown in the Ingress/Egress, Public and Private Utility & Sewer Easement is a private wastewater collection line, as it serves more than one lot. This submittal shows it located 4’ from the proposed new 4” public water main. The Arizona Department of Environmental Quality’s and Tucson Water’s design standards require public water mains and wastewater collection lines to be a minimum of 6’ ft apart, as measured from outside of pipe to outside of pipe. Revise as necessary.

2. Supplemental Plan and Final Plat: This submittal shows the Ingress/Egress, Public and Private Utility & Sewer Easement being only 15’ wide, which not wide enough for both a public water main and a wastewater collection line. To allow for proper maintenance, the public water main may be no closer than 7.5’ to the edge of the easement, and Tucson Water recommends the wastewater collection line be located the same distance from the other side of the easement. To accommodate the minimum horizontal separation distance required by ADEQ’s and Tucson Water’s design standards, the Ingress/Egress, Public and Private Utility & Sewer Easement should be no less than 21.5’ in width.

3. Supplemental Plan: Lot 2 has not been listed in the Lot Coverage table. A “LOT 89” has been listed in it’s place., and the numbers on this line do not make sense. Revise as necessary.

4. A resubmittal of the Supplemental Plan and the final plat is required.

2-07.1.0 APPLICABILITY
Final plats, block plats, minor subdivisions, and condominium plats shall be prepared according to the requirements provided below. Hereafter referred to as “plat” or “plats.”
A final plat serves as a survey document suitable for recordation of all or part of an approved tentative plat, if applicable. The final plat must conform to the approved tentative plat or site plan in lot configuration, design, and required conditions of development. The final plat, once approved, is recorded in the Pima County Recorder’s Office. The final plat is kept on file and becomes part of the permanent record for the subject site.

2-07.5.0 CONTENT REQUIREMENTS

2-07.5.1 General

1. COMMENT: 2-07.5.1.H - The subdivision case number, TD-DIV-1223-00135, assigned to this plat must be placed in the lower right corner of the plat next to the title block on all sheets.

2. COMMENT: – The proposed “15’ INGRESS/EGRESS, PUBLIC & PRIVATE UTILITY & SEWER ESMT” will need to be a minimum 24’ wide and will need to be developed as a two-way PAAL with curb and a 4’ sidewalk along one side.

3. COMMENT: – As this site is a vacant lot the provided supplemental plan is not required. The number of dwelling units proposed per parcel will determine what parcel/plan will be required at the time of development, i.e. 1 or 2 units on a parcel requires a residential plot plan, more than 2 units requires a development package.
