Edith Bl, Lots 1-2 FINAL PLAT (2nd Review) TD-DIV-1223-00132 TRANSMITTAL DATE: July 24, 2024 DUE DATE: July 27, 2024 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 2-07.1.0 APPLICABILITY Final plats, block plats, minor subdivisions, and condominium plats shall be prepared according to the requirements provided below. Hereafter referred to as “plat” or “plats.” A final plat serves as a survey document suitable for recordation of all or part of an approved tentative plat, if applicable. The final plat must conform to the approved tentative plat or site plan in lot configuration, design, and required conditions of development. The final plat, once approved, is recorded in the Pima County Recorder’s Office. The final plat is kept on file and becomes part of the permanent record for the subject site. Additional Comments: 1. This comment was not addressed. The required permits/compliance reviews must be submitted and approved for the unpermitted structures listed below prior to approval of this plan. Also, the setback waive is required to be on the submitted plot plan not a separate sheet, see below. COMMENT: – Based on current aerial photographs the existing porches along the south, east and west sides of the existing house, the existing porch along the west side of the existing guest house and the shed located along the proposed south property line show up some time after 2010. Zoning was not able to find approved permit or compliance review documents for these structures. Either provide approved documentation or permits are required prior to approval of this plat. The two storage sheds shown along the proposed south property line do not meet the minimum 6’-0” perimeter yard setbacks and at a minimum will require a neighbors setback waiver. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________ In this case the current owner can sign off for this waiver.
