1. There are no public water mains in that portion of Navajo Road that fronts the parent parcel (APN 106031180). This proposed subdivision fronts only the existing 8” public water main constructed per Plan Number 035-1966 in the alley on the north side of subdivision.

2. See Tucson Water’s SW251313 Valve Map additional information about other public water mains in the area. Copies of the valve map(s) and ‘as-built’ plans referenced in these comments may be obtained from Tucson Water’s Mapping & GIS Center by sending an e-mail request for them to TWMapInfo@tucsonaz.gov.

3. The proposed lot configuration shown on this proposed final plat does not meet the requirements of Tucson Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009. This policy requires each of the proposed lots must have a minimum of 15’ of real property frontage onto a public or private street, public alley (or public utility or water easement granted to the City of Tucson) that contains a public water main that can be tapped to serve the lot. Only Lot 5 meets this requirement. Please note that an easement to the street, alley or easement containing the water line is not real property frontage and will not meet this requirement.

4. This policy also requires each of the proposed lots have to have its own water meter connected to a public water water main. The proposed lots may not be served by a private water main.

5. This policy also requires that the water meters be in the minimum of 15’ of real property frontage onto a public or private street, public alley (or public utility or water easement granted to the City of Tucson) that contains a public water main that can be tapped to serve the lot.

6. One way of complying with Tucson Water’s Remote Meter Policy No. IV-B.08, would be to reconfigure all the lots in such a manner that Lots 1-4 are ‘flagpole’ lots with a minimum of 15’ of real property frontage onto the alley that contains the existing 8” public water main. However, this method may not be practicable in this case.

7. Another way to comply with Tucson Water’s Remote Meter Policy No. IV-B.08, would be to take all of the following actions:
a. Call out the 28’ PRIVATE INGRESS/EGRESS/UTILITY EASEMENT on the proposed final plat as a 28’ PRIVATE INGRESS/EGRESS/PUBLIC UTILITY EASEMENT.
b. Add language to the Dedication statement to dedicate e the 28’ PRIVATE INGRESS/EGRESS/PUBLIC UTILITY EASEMENT to the PIMA COUNTY REGIONAL WASTEWATER AND ALL UTILITY COMPANIES.
c. Construct a new 4” public water main within the 28’ PRIVATE INGRESS/EGRESS/PUBLIC UTILITY EASEMENT to serve Lots 1-5.

Site Engineering REQUIRES RESUBMIT 1. Amend the General Notes and Permitting Notes to have the names of the parcels (A, B, C, D, and 22) match the names of the parcels specified in the plat (1, 2, 3, 4, and 5).
2. Add a General Note stating that any buildings on all parcels in the subdivision must be elevated one foot above the base flood elevation.

2-07.1.0 APPLICABILITY
Final plats, block plats, minor subdivisions, and condominium plats shall be prepared according to the requirements provided below. Hereafter referred to as “plat” or “plats.”
A final plat serves as a survey document suitable for recordation of all or part of an approved tentative plat, if applicable. The final plat must conform to the approved tentative plat or site plan in lot configuration, design, and required conditions of development. The final plat, once approved, is recorded in the Pima County Recorder’s Office. The final plat is kept on file and becomes part of the permanent record for the subject site.

2-07.5.0 CONTENT REQUIREMENTS

2-07.5.1 General

1. COMMENT: 2-07.5.1.A.3 – Label all subdivisions withing the location.

2. COMMENT: 2-07.5.1.E.3 – As this is a resub of Lot 22 of Sawtelle Place state that this is a ‘RESUBDIVISION OF LOT 22 SAWTELL PLACE” within the title block.

3. COMMENT: 2-07.5.1.H - The subdivision case number, TD-DIV-1223-00130, assigned to this plat must be placed in the lower right corner of the plat next to the title block on all sheets.

The plat must include the following general notes. Additional notes specific to each project are required when pertinent. Fill in the blanks with the project-specific information.

The plat must include the following statements, as applicable. All signatures must be in permanent, black, India ink and be accompanied by a notary signature and seal.
