New Services/JOC REQUIRES RESUBMIT TD-DIV-1222-00027 - Land Division_Land Split_Lot Split v4 – 3117 N LOS ALTOS AV

1. The proposed final plat contains confusing and somewhat contradictory information, as described below:
a. The linework indicates Lot 1 will be a “flagpole lot” with 20.02’ of real property frontage onto Los Altos Avenue. This lot configuration meets the requirements of Tucson Water’s Remote Meter Policy.
b. But, there is a label on the “flagpole” portion of Lot 1 that indicates it is an INGRESS, EGRESS & UTILITY EASEMENT. Easements are not considered “real property”, and I see no need for the creation of any such easement if the linework is correct and Lot 1 will have 20.02’ of real property frontage onto Los Altos Avenue.

Please remove this easement from the final plat or explain why this easement is needed. Specifically, explain what properties will need and use this easement on Lot 1 i.e. explain what other properties this easement on Lot 1 is to benefit.

2. Remove the Coronado Heights subdivision lot number labels from the final plat. Most of the lots created by the Coronado Heights final plat have now been split or otherwise modified, so those lot numbers are no longer valid. And, those lot number labels (Lot 5, Lot 6, Lot 7, Lot 8, Lot 9 & Lot 10) are creating confusion as they have been shown in almost exactly the same manner as the lot number labels for the 3 proposed lots.

2-07.1.0 APPLICABILITY
Final plats, block plats, minor subdivisions, and condominium plats shall be prepared according to the requirements provided below. Hereafter referred to as “plat” or “plats.”
A final plat serves as a survey document suitable for recordation of all or part of an approved tentative plat, if applicable. The final plat must conform to the approved tentative plat or site plan in lot configuration, design, and required conditions of development. The final plat, once approved, is recorded in the Pima County Recorder’s Office. The final plat is kept on file and becomes part of the permanent record for the subject site.
The following comments were not addressed.

2-07.5.0 CONTENT REQUIREMENTS

2-07.5.1 General

1. COMMENT: 2-07.5.1.A.1 – The project site approximately centered within a one square mile area of the location map.

2. COMMENT: 2-07.5.1.A.2 – Label the section corners on the location map.

3. COMMENT: 2-07.5.1.A.3 – Label all subdivisions within the location map.

4. COMMENT: 2-07.5.1.H - The subdivision case number, TD-DIV-1122-00027, assigned to this plat must be placed in the lower right corner of the plat next to the title block on all sheets.

2-07.5.3 Standard Paragraphs

The plat must include the following statements, as applicable. All signatures must be in permanent, black, India ink and be accompanied by a notary signature and seal.

5. COMMENT: 2-07.5.3.D – The Approval block shall match what is shown in AM 2-07.5.3.D.

Additional Comments

6. Remove all development from the plat and provide a supplemental plot plan for each lot that demonstrates that all development standards, i.e., lot coverage, perimeter yard setbacks are met. This supplemental plot plan is separate from the plat and will not be recorded.
