Plan review for the above referenced lot line reconfiguration has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

SCOPE OF REVIEW:
The scope of this plan review covers zoning, use(s), legal description, adjacent properties, setbacks (building or wall heights), dimensional standards, property permitting history, density (units/lot size), and lot calculation (enclosed building and structure, parking, and driveway versus overall lot size) requirements. All code references are to the Tucson, AZ Unified Development Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PLANS AND ELEVATIONS OR DRAWING SET:

1. COMMENT: TD-DIV-0124-00001 (“3 Block Commercial Plat - Replat of Lots 1, 2, 3, & a portion of Lot 4, Lots 13 thru 19 and a portion of Common Area "A" of Village Center at Rita Ranch Bk 65, Pg 21”) is listed as a related, open, and unresolved permit. However, this block plat was never approved or recorded. Provide a narrative explaining the status of this permit issue as this may affect the potential lack of need for this permit or, if you plan to revise that permit so as to reflect what you are depicting on this permit. Please provide documentation if the easements have been successfully abandoned.

2. COMMENT: TD-DIV-1124-00088 (“Final Plat for Enclaves at Rita Ranch an FLD Subdivision Lots 1-49, Common Area "A" (Private Streets) & Common Areas "B-1" thru "B-3" (Functional Open Space, Drainage, Utilities, Landscape”) is listed as a related, open, and unresolved permit. However, this final plat was never approved or recorded. Provide a narrative explaining the status of this permit issue as this may affect the potential lack of need for this permit or, if you plan to revise that permit so as to reflect what you are depicting on this permit.

3. COMMENT: Zoning cannot move forward with the review for this permit until clarification is provided for the aforementioned permits.

4. COMMENT: Additional comments may be forthcoming on the next review based on responses to Zoning and other the PDSD reviewer comments.

1. Corrected land split permit if applicable
