Land Split Review – 2nd Review

TRANSMITTAL DATE: December 17, 2025

1. COMMENT: Per UDC Section 2-08.5.0, The drawing(s) showing the proposed land split shall include the following:

a. The boundaries of the original parcel or lot prior to the land split with distance and bearings labeled;

e. The locations and dimensions of any existing structures and buildings;

f. The setbacks of existing buildings and structures from existing and proposed property lines;

2. COMMENT: After reviewing the property documentation history in PRO, zoning could not verify any permit documentation for both the existing single-family residence and utility shed built around 2023 (approximately).

If the intent is to maintain the residence and shed, zoning will not be able to approve the land split permit application until the permit information is provided for the single-family residence or utility shed. If permit documentation cannot be provided, the single-family residence and utility shed would be issued under a different permit.

Per TABLE 6.3-2.A of the UDC (referenced below), the perimeter yard setback(s) along the north, south and west and south property line(s) are 10’ or 3/4/ the height of the existing residence and shed, WHICHEVER DISTANCE IS GREATER. The front yard setbacks are 20’-0” (off S 6th Av). This is especially vital in ensuring the proposed lot split property lines are located to meet code.

If the intent is to demolish the residence and shed (to ensure meeting the proposed lot line adjustments as proposed without the worry of meeting setbacks from the residence and shed) a separate demolition permit will be required and approved prior to approval of this lot split permit.

3. COMMENT: Additional comments may be forthcoming on the next review based on responses to Zoning and other the PDSD reviewer comments.

SUBMITTAL / RESUBMITTAL OF THE FOLLOWING IS REQUIRED:

1. Corrected land split permit
2. Provide a detailed response letter with your submittal that clearly shows how you have addressed all Zoning comments.
3. Resubmit ALL documents
4. Separate Building permit for residence and shed or..
5. Separate Demolition permit for residence and shed
