• The location map must be in the upper right-hand corner and must have
the section, township, and range. The project area should be outlined
and/or have an arrow pointing to it.
• General notes must have the gross area of the subdivision, the number of
lots, the number of miles of new road, public or private (even if the
number is 0), and the Basis of Bearings.

To whom this may concern,
Thank you for the opportunity to comment on TD-DIV-1124-00084, the final plat for a for future
residential subdivision of 51 lots at 6219 South Sears Boulevard. This development is located
in the N.W. quarter of the S.W. quarter of Section 8, Township 15S, Range 14E, of the Gila and
Salt River Meridian. The development site occupies parcel numbers 140-28-012A, covers
approximately 8.37 ± acres, and is zoned as Residence Zone 2 (R-2). The nearest major
roadway intersection is South Sears Boulevard and East Ginter Road, approximately 50 feet to
the southeast of the subject development.
This site does lie within the City of Tucson Airport Environs Overlay Zone – AEZ Height Zones,
City of Tucson Airport Environs Overlay Zone – Airport Hazard District, Tucson International
Airport avigation easement requirements and public disclosure area, FAA traffic pattern
airspace, and FAA Part 77 airspace.
The Tucson Airport Authority is requiring a resubmittal of this project.
Conditions of approval:
1. “The applicant shall file FAA Form 7460 with the FAA at least 45 days before
construction activities begin unless FAA staff, with the Obstruction Evaluation / Airport
Airspace Analysis (OE/AAA), provides the project applicant with written communication
that filing FAA Form 7460 is not required. It is highly recommended that the applicant
file earlier than 45 days to provide the applicant with sufficient time to respond to any
concerns which are identified by the FAA. Any cranes which are used must also be
identified with Form 7460. Please file Form 7460 at
https://oeaaa.faa.gov/oeaaa/external/portal.jsp”
2. “Development of the subject property shall not cause or potentially affect aviation in the
vicinity of the site, determined in the reasonable judgment of the Tucson Airport
Authority, including but not limited to, physical obstructions to aircraft operations,
interference with operations by way of electrical static, visual obstructions through
emissions or glare, and/or the open storage of petroleum products, explosive materials,
or materials which attract or lead to the concentration of wildlife.”
Due to this project’s close proximity to Tucson International Airport, being in close proximity to
the active crosswind runway at Tucson International Airport (presently identified as Runway
4/22), and other active aeronautical operations in the vicinity of this proposed project, it is
recommended that you consider using high quality construction techniques and high quality
construction materials to reduce the interior sound level, within the habitable spaces of the
residential uses, to be no greater than 45 decibels (dB). You may also want to consider
installing sound insulation treatment measures within the proposed residential uses to ensure
that the interior sound level is no greater than 45 decibels (dB). As of this letter, the 65 DNL
(the Day-Night Average Sound Level over a 24-hour period), does not occur over this proposed
project area. Future changes in the use of airspace in proximity to Tucson International Airport,
the types and frequency of aircraft operating at Tucson International Airport, and new
aeronautical uses that are presently not at Tucson International Airport could result in the
existing 65 DNL or higher noise contour to occur over this proposed project area.

Thank you for your recent submission. Tucson Electric Power Company (TEP) has conducted a thorough review of the proposed plan; however, we regret to inform you that we are unable to grant approval at this time. TEP is in the process of preparing a Preliminary Electrical Design specifically for this project.



Once the customer approves the preliminary design and TEP receives the approved plat, a final construction drawing will be developed. To secure TEP's approval, easements for TEP facilities must be included on the final plat. If these easements are not appropriately recorded on the final subdivision plat, they will need to be obtained through a separate instrument.
