COMMENTS: • I really hate to have to deny approval again and be the one to hold up progress, but there is still one issue I’m struggling to overlook. When sending our boilerplate list of generalized requirements in the previous review, I had bolded the “all lot lines” language of the requirement reading: “There must be bearings and dimensions for the perimeter and all lot lines and all Common Areas.” My hope was to get some more, if not all, of the Lot lines to have bearing annotation. For the most part not having a bearing for every Lot line does still align to older platting general practices when nearly all Lot lines were parallel and had the same bearing, so only the bearing for the two outside lines bracketing a series of lines was given, implying that all Lot lines falling between those bracketing lines had the same bearing. I can see this appears to be generally true for the Lot lines in this plat, except for two issues. The first is that there are some series of presumably parallel Lot lines that are not bracketed by lines with bearing annotation, but this could be overlooked and the assumption made that all the Lot lines are parallel, despite only having one line with a bearing to base that assumption off of. The second has to do with Lots 39 through 45. The bracketing Lines of these series of seemingly parallel Lot lines have two different bearings, meaning that using the aforementioned older logic of platting general practices, there is ambiguity as to what bearing those inbetween Lot lines have. If you would be so kind as to address this bearing ambiguity I see no reason this plat wouldn’t be approved in its current iteration otherwise (given us overlooking the lack of a Section Tie due to being able to spatially locate this Subdivision as a re-subdivision of Lots in a parent Subdivision). This development is located in the N.W. quarter of the S.W. quarter of Section 8, Township 15S, Range 14E, of the Gila and Salt River Meridian. The development site occupies parcel numbers 140-28-012A, covers approximately 8.37 ± acres, and is zoned as Residence Zone 2 (R-2). The nearest major roadway intersection is South Sears Boulevard and East Ginter Road, approximately 50 feet to the southeast of the subject development. This site does lie within the City of Tucson Airport Environs Overlay Zone – AEZ Height Zones, City of Tucson Airport Environs Overlay Zone – Airport Hazard District, Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace. The Tucson Airport Authority approves the proposed project and is not requiring a resubmittal of this project.
