COMMENTS: • While the Book/Page information for the parent subdivision (Book 5, Page 1) exists in this plat elsewhere and thus can technically be found, it is typically required to be present in the Title Block as well. This is not the reason for denying approval of this plat during this review iteration, but please include this information in the Title Block in the next iteration to align with standard formatting of Subdivision plats. • It appears that some of the BCSM labels in the plat are incorrect, or if they are correct the dimensional data between them as well as the ties to the Subdivision are incorrect. The only BCSM label that appears to be correct is the monumentation for the “SW Cor. Sec. 10”, given the dimensions provided. Additionally, there is no path from the correctly labeled SW Section Corner (or the presumed W 1/4 Corner currently labeled as the NW Section Corner) with the given dimensional data that ties the subdivision to those corners. Please review and correct labeling and/or dimensions for monumentation and ties. This would include a bearing for the 35’ ROW offset tie, as there is no other indication it would be perpendicular to another line. • As a more general critique, it would be appreciated if extraneous data was expunged from the plat, such as how the water and electrical shown in the Record Of Survey this plat is based off of were removed, except that a random segment of the electrical line still remains. This plat will be referenced as a Subdivision for the rest of recorded history into the future with the legal equivalence of a deed, so it is advisable for it to be well thought out.
External Reviewers - Pima County Wastewater (RWRD) REQUIRES RESUBMIT The applicant is responsible for obtaining review and approval by Pima County, for projects involving RWRD sewers, on-site wastewater treatment facilities and public water systems https://www.pima.gov/1766/Wastewater-Reclamation. The applicant must provide an Approval letter from RWRD, prior to PDSD Approving the permit.

1. Final Plat, Sheet 1, General Notes: Delete General Notes 11 and 12 regarding the technical details of the new public water main that will serve these lots.

2. Final Plat, Sheet 1, Dedication block, 2nd Paragraph: Delete the extra blank spaces between words in this paragraph.

3. A resubmittal of the final plat is required.

4. The lot layout is such that an extension of Tucson Water existing public water distribution system is necessary to comply with Tucson Water’s Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009. But, as of the date of these comments neither Tucson Water’s New Area Development Section nor Tucson Water’s New Services Section has received any form of plan needed to construct this extension of Tucson Water’s public water distribution system.

This project is an excellent candidate for the installation of the new 4” public water main and the necessary water service lines and water meters, to be done under one of Tucson Water’s Job Order Contracts. Please contact Tucson Water’s New Services Section by sending an e-mail to the supervisor of the New Services Section, Mr. Stephen Garcia @ TW_Common@tucsonaz.gov to discuss this option. This option is very likely to save the Applicant time and money.
