COMMENT: 2-08.2.0 – Based on the existing legal description of this parcel “PROBASCO PTN LOTS 1 2 & 3 BLK 2” and the proposed layout of parcels this land split exceeds the number of allowed splits for a property whose boundaries are fixed by a recorded plat which is divided into two or more parts, see UDC Article 11.4.20 definition of a Subdivision, C. Tucson Water has no objections to the proposed layout shown on this submittal, but cannot approve this lot split, as the Zoning reviewer has determined this land split cannot be processed as a Lot Split. 2. On the final block plat, please take all of the following actions: a. Removing all physical features such as the fences and the water meter from the drawing. b. Drawing the property lines around the parcel being subdivided (APN 119-41-050A) w. a heavy solid line w. no shading c. Drawing the new property line between Parcel A and Parcel B as a medium weight solid line w. no shading. d. Drawing any easements with a thin, dashed line w. no shading. e. Drawing the offsite property lines that are not being changed with medium weight solid lines that have been significantly shaded. Note: I can see that you have more or less done this on the Record of Survey, but the difference in line widths is so small that it is not easily detected unless one zooms in a great deal. The differences in line weight must be increased for readability. 3. Please note that the final block plat may not be submitted under Tucson Development Center Online Plan No. TD-DIV-1123-00126. To submit your final block plat, you will need to apply for a Subdivision review, and it will be assigned a new TDCO plan number.
