COMMENTS: The Assessor’s Office approval of this plat is contingent upon the disparity between the “Common Element A” areas shown on Sheet 1 and on Sheet 2 being made to match before Recordation. It appears the area for “Common Element A” shown on Sheet 2 is the total area of the Subdivision (ie: parent parcel), but by the description of what “Common Element A” contains/represents it presumably should exclude the area of the ground floor Unit (ie: the building). So to me it seems the correct area is the one given on Sheet 1, but that is not for us to determine, only to interpret. So long as the areas shown on those Sheets match there won’t be any hiccups in the postRecordation processing of the plat by our Office. The following items are technically out of the scope of what our Office reviews Final Plats for and are not included as contingent-approval items; they are being included more as a heads-up of items that should probably be fixed before Recordation. • On all Sheets it appears the ‘TD-DIV’ plan number given down by the Title Block is incorrect. It does not appear that TD-DIV-1025-00069 exists, and is not the TD-DIV-1025-00097 given to this Plat plan. This doesn’t directly affect the Assessor’s Office, but I thought you would like to know. • On Sheet 1 in the SHEET INDEX, the entry for Sheet 7 includes Unit 14 in it’s list, which doesn’t appear to be correct. • On Sheet 1 under the “COMMON ELEMENTS AND LIMITED COMMON ELEMENTS” section the description for ‘Common Element A’ includes “ROOFS” and the description for ‘Common Element B’ does not. This seems to conflict with information elsewhere in the plat (namely, Sheet 15) that indicates Roofs are ‘Common Element B’ items. • On Sheet 5 (the true Sheet 5) the labeling annotation in ‘Detail A’ for the stairs and elevators has been accidentally shifted down and are no longer in the areas they are labeling, along with obscuring a line table code callout. • Sheet 6 is labeled as “SHEET 5 of 18” in the bottom right corner. • On Sheets 7 through 13 the Level Summary tables all still list “CE B (ABOVE 02)” rather than being updated to the correct Unit number (in the Level 12 Summary table the Unit 02 problem also shows up in the actual Unit number, not just for ‘CE B’). On all the same Sheets the “NOTES” section directs to Sheet 17 for line tables, when Sheet 18 appears to be the Sheet with the line tables for these Levels. • On Sheet 13 the Level 15 Summary table is shifted down and cut off, and also did not have all of the copy/paste Unit 02 information changed. The last thing I want to say is to extend our immense gratitude for responding to our review with such a great response letter, especially concerning the ownership transaction timeline. I can’t begin to express how useful that timeline and the attached documents were for helping us contextualize the situation surrounding this plat, plan for the what’s coming, and react to what we see get Recorded.
