The proposed land split exceeds the number of allowed splits for a property whose boundaries are fixed by a recorded plat which is divided into two or more parts, see UDC Article 11.4.20 definition of a Subdivision. The streets the boundary of the subdivision are also not fully developed/improved (UDC 8.4.3.B.4) as well as the subdivision being designated and subject to Hillside Development standards (UDC 8.4.3.B.8) Therefore this is not able to be processed as a minor subdivision.
2. This will be required to follow the tentative and final plat process UDC 8.4.4 & 8.4.5 Due to the referenced criteria above.

1. COMMENT: 2-08.2.0 – Based on the existing legal description of this parcel “HIRAM BANKS ACRES S75' E150.7' LOT 14 & S150' W200' LOT 14” the original parcel was created via a platting process. The proposed land split exceeds the number of allowed splits for a property whose boundaries are fixed by a recorded plat which is divided into two or more parts, see UDC Article 11.4.20 definition of a Subdivision, C. A minor subdivision meeting AM 2-07 is required to be submitted and approved.
