2-08.2.0   CONTENT REQUIREMENTS

COMMENT: 2-08.2.0 – The proposed land split exceeds the number of allowed splits for a property whose boundaries that are not fixed by a recorded plat. Per UDC Article 11.4.20 definition of a Subdivision, A. Any property whose boundaries are not fixed by a recorded plat which is divided into four or more lots , tracts, or parcels of land. To create the new parcel will require at a minimum a minor subdivision that meets the requirements of AM 2-07.

TW New Development Review REQUIRES RESUBMIT 1. Tucson Water cannot approve this land division/lot split without knowing the relationship between the proposed lot lines, and the following:
a. The proposed new public water easement for the new 12” water main shown on Tucson Water’s Plan Number 2-080-2021.
b. The existing public water easement on the property for the existing 12” public water main constructed under Tucson Water’s Plan Number 140-1981, that will remain after the new 12” water main shown on Tucson Water’s Plan Number 2-080-2021 is constructed, and portions of PN 140-1981 are abandoned and removed.
Please submit an exhibit that shows these relationships.
2. The existing and proposed public water easements must lie on the minimum number of lots possible. New lot lines may not be created within the existing or proposed public water easements.
3. The proposed new lot must have a minimum of 15’ of real property frontage onto an existing or proposed public water easement to comply with Tucson Water’s Remote Meter Policy.
