TD-DIV-0925-00088 & TD-DIV-0925-00089 must be resubmitted as a subdivision plat including all 4 proposed parcels. This is due to the location being within the City of Tucson Christmas Wash floodplain. A tentative plat will be required prior to submission of the final plat. 2. The ingress-egress-utility easement will not be acceptable, per the Tucson Water remote meter policy which requires 15 feet of real property frontage. Flag lots would be preferred for real property frontage. 3. Application requirements for the tentative and final plats can be found within the Administrative Manual Sections 2-06.0 and 2-07.0 as well as UDC 8.4. 4. For Floodplain development standards, refer to Tucson Code PART II Chapter 26, Section 26-8. 5. A hydrology Report will be required for the Tentative plat to establish the finished-floor elevations required to assure that all structures are free from flooding during a 100-year event.
